Snow Build Up

Regardless of the type of construction your building may be built of, the winter weather can wreak havoc on your roof AND can put your roof in jeopardy. Every building owner should be aware of the vulnerable areas of their roof and should be aware of the snow and ice conditions as these can be very dangerous at this time of year. Modern buildings are designed and constructed to account for a variety of conditions such as over the ridge snow accumulation and snow drift around steps in the roof or large pieces of equipment. However, subsequent building modifications may not have taken these issues into account. Older buildings were not typically designed for these conditions and even more modifications may have occurred since first built. Some of the things to consider are:

What to Do Now?

1. Make sure the drainage on your site is free flowing. Clear now and ice from any downspouts that dump on grade. Repair any compromised drain pipe and eliminate any exterior horizontal drain pipes. If you have a flat roof with roof drains, make sure those drains are clear with strainers intact.
2. Make sure you don't have standing water on a flat roof. Dead weight of snow and ice can cause deflection (bowing) in the roof structure causing ponding where the water is NOT draining to the roof drains. This would be a MAJOR problem and remedial action would be needed.
3. Inspect for snow build-up at equipment and roof elevation changes. If you do, consider removing the build-up from the roof. Likewise, large snow drifts should be removed.
4. Beware of sliding snow and ice. If your sloping roof does not have snow control, rope off areas subject to sliding snow to avoid injuries or damage. Consider removing snow buildup here as well.
